Local leaders back Heartland Industrial Park as agreements clear the way

Sullivan County officials approved the agreements clearing the way for Heartland Industrial Park, voicing support for a development set to bring thousands of jobs and major community investment to the region.

Downtown Sullivan, Indiana

Sullivan County, Indiana. Local officials have voiced their support for Heartland Industrial Park, approving the agreements that clear the way for the more than 1,000-acre campus to move forward.

County leaders okayed agreements covering the road improvements and community enhancements needed to support the development. A formal groundbreaking is expected in the coming weeks, with the first phase scheduled for completion in 2027.

Sited near State Road 41 with access to the Indiana Rail Road and CSX Transportation lines, the park is designed to host advanced manufacturing, logistics, and other high-tech operations. Project leaders expect it to generate about 2,750 construction jobs and 500 permanent positions in engineering and facility management, paying above the regional average.

Mayor J.D. Wilson and Sullivan County Commissioner Robert Davis are among the local leaders who have expressed support for the project.

“What excites me most about this project is that our residents will have a real shot at better-paying jobs right here at home, and that kind of opportunity has a way of lifting the whole county,” said Commissioner Robert Davis.

Potentia has committed to funding its own power supply and operating a closed-loop water system that keeps freshwater use at levels comparable to roughly 200 households. The company has also pledged 15 acres for a new fire station, $50 million toward infrastructure, and $4.5 million for local charitable initiatives. Potentia has not sought any tax abatements, so the park’s full assessed value will support local schools and services from the start.
